Total FM’s ethos of facility management is administered and managed by utilizing facility management’s best practices in order to improve efficiency, reduce operating costs and standardize facility services across all our properties. We have invested in a fully integrated Computer Aided facility management (CAFM) system under the umbrella of our Quality Control Program.
MaestroOne is the heart of our workflow. Used by Total FM to achieve its outstanding results, It assists with the planning and management of all jobs related to facility management and helps maintain the work within a physical space as well as keep record of everyone involved in each task assigned for quality control. By using MaestroOne, Total FM is also able to work using the following systems:
CRM (CUSTOMER RELATIONS MANAGEMENT) SYSTEM
Utilized for managing Total FMs’ interactions with customers and clients it is the ‘face of the company’ and is the interface between the
resident’s requests and queries and the facility management team. CRM is characterized by the personal attitude and passion of the CRM staff and is directed by a centrally.
MUP (MANPOWER UTILIZATION PROGRAM)
Searchable records of all work force utilization taken from work order issuance (PPM, CRM and Project) that indicate:
• Man hours utilized per trade over a given period
• Man hours utilized against person hour availability
PPM (PLANED PREVENTIVE MAINTENANCE) SYSTEM
Under the umbrella of the CAFM system and together with the Asset Management System has a prime purpose of the prevention of equipment breakdowns and the extension of asset and equipment life.
QMS (QUALITY MANAGEMENT SYSTEM)
• Standard Operating Procedures(SOP)
• Key Performance Indicators (KPI)
• Standardization of all Operational Forms and Processes
• Comprehensive Service Level Agreements (SLA) on all subcontracted activities
AMS (ASSET MANAGEMENT SYSTEM)
As an integrated part of the CRM system the AMS is inclusive of a complete searchable database of all customer assets with the numbering
of assets aligned to the SAP methodology of ‘Functional Locations’
