Total FM’s Owner Association Management provides a number of invaluable services to unit owners. These services can be summarized as:

FINANCIAL MANAGEMENT & REPORTING

Provide OAs with all financial solutions including budgeting, cost control, contract negotiations, calculating costs per unit to correctly predict maintenance fees and forecasting all expenses to avoid under-budgeting. Additionally, we write periodic detailed reports informing OAs of the status of their properties.

LEGAL ADVICE & REPRESENTATION

Offering advice and consultation starting from owners association establishment procedures, developing management strategies, negotiating agreements with service providers and supervising their performance. As well as represent OAs in all legal and administrative procedures.

ASSET MANAGEMENT

We have all proper capabilities and expertise to monitor and carry out regular inspections, supervise services provided by contracted vendors, maintaining awareness of the general condition of public spaces on the property, provide a maintenance schedule to keep the common areas in good condition and provide unscheduled maintenance as well as provide reports of needed repairs and provide quotations for those repairs to the OA board. Also conduct valuation and costing for proper insurance claims, as well as provide advice for the best insurance solutions and provide auditing services.
